This unit is in great shape and well-cared for. The unit was built in 1995
and is about 2400 square feet ( buyer to verify). It is
three levels. The main level has a large kitchen with all the amenities
including (range, refrigerator, microwave, dishwasher, plus all the dishes,
utensils, electric skillets, ect). The seating in the kitchen
includes 4 barstools, and 8 around the dining room table. Directly next to
the kitchen is a large family room which includes 2 new sofa sleepers and a
large projection TV, VCR, DVD, and receiver. This family
room boasts awesome views of the lake with 5 large windows peering out at the
lake and surrounding hillside. A half bathroom is nicely positioned on
this level for a quick run during commercials! this unit
is at the very end of the street and boasts the most privacy of all the
townhomes in the area. Outside the family room is a large deck with newly
stained wood and newly painted metal rails. It has a table and chairs to
enjoy the view and the plumbed propane BBQ which is included with the purchase.
Upstairs are two large bedrooms. One is the master with its own walk-out balcony overlooking the lake and marina. with 180 degree views! Naturally the master has its own private bathroom with a jetted tub. A newly installed ceiling fan trims the room nicely. Has one queen bed, twin bunks and a crib, it also has an end table an curio, all included The second bedroom on this level has 2 ceiling fans, walk-in closet and 2 queen beds along with a full (on the bottom and twin on the top) bunk-beds, along with a dresser and end tables, all included. Another full bathroom in the hallway, plus a linen closets completes the upstairs.
Downstairs is another small
kitchen with sink, fridge, stove/oven and cabinets. Perfect for families
on the go and wanting to make a quick meal separate from the main kitchen.
Also very useful during the holidays and when you have multiple guests! In
the living room are two more new sofa sleepers and a TV, VCR, and DVD. The
downstairs bedroom includes a queen bed and twin bunks along with a fun toddler
bed made to look like a racing car. There is another full bathroom
downstairs too!
This unit comes with everything you see in it included with some
exceptions. My father painted 5 of the fish paintings so I will take those
with me. I will also remove my tools and personal items from the garage
and closets, but other than that you keep everything, including the hot tub
which works great, serviced last year an I just bought a brand new cover for it
this year. It is currently working. All items included are
as-is. The unit is sold as-is. There are no warranties. Do
your inspections, I know you will be happy with what you find.
I currently rent this unit mostly in the summer time. I probably rent it about 60 days a year. You could buy this unit turn-key. It has been inspected by Garden City. I use Bear Lake Lodging as my property management company. They are honest and I highly recommend them. They do take 40% as a fee. You could also rent this on your own. Your purchase includes my website I use to advertise the unit for renting www.bearlakeplace.com. You will not pay for the site, but you will pay for all future hosting fees, maintenance, ect. Hosting fees are about $65. a year. I will not warranty the site but will show you how to use it initially. I currently book reservations through Bear Lake Lodging through a link on my site. So as I said, this is a rental turn-key operation that can make this unit very affordable for you and your family if you are willing to rent it a few months of the year. The best rental period is in the summer of course. I reserve some days for my family, and then let the renters pick the rest. Below is what I believe you could rent the unit for and what your costs are. These figures are based on proven rental income and actual expenses. These are not made up numbers. But they do vary from year to year. Your actual rental experience could be very different and will vary year to year. Please add 40% property management fees to the gross rental income below should you decide to rent this directly yourself. I personally prefer to use a property management company to reduce the hassles.
